Timeline — 2-3 months, cost — ₪80,000-150,000.
  • Complete / turnkey renovation (שיפוץ כללי) — full renovation plus layout changes. Demolishing and building walls, relocating kitchen and bathrooms, open-plan living-kitchen, new windows and front door, AC install, smart-home, designer finishes. Often with an interior designer. Timeline — 3-5 months, cost — ₪150,000-350,000 and up.
  • "Euro-style" renovation — popular term for renovation with premium materials and modern design. Essentially a complete renovation focused on European standards: level walls, concealed conduit, multi-level ceilings, underfloor heating, concealed AC, acoustic insulation. Typically 20-40% above standard complete renovation.
  • Kitchen-only renovation — a common scope. New kitchen units, tile backsplash, new countertop, plumbing, dedicated circuits for cooktop and oven, hood. Timeline — 1-3 weeks, cost — ₪18,000-60,000 excluding the units themselves.
  • Bathroom-only renovation — also a popular single-room job. Removing old tile, replacing pipes, waterproofing, new tile, new toilet, basin, shower enclosure or bath. Timeline — 2-4 weeks, cost — ₪15,000-40,000 per bathroom.

How to choose a crew

Common mistakes clients make

  • Picking the cheapest crew. If a quote is 30-40% below market — either materials are not in, or the work will be rushed. Result: paying twice for fixes.
  • No written contract. "We go on trust" works until the first disagreement. Without a contract nothing is enforceable.
  • Buying materials "at the last minute". Tile, sanitary ware, doors and windows have 3-6 week lead times. The crew will sit idle at your cost.
  • Changing decisions midway. "Let us move that outlet" after chasing = double work, double cost. Lock all decisions before start.
  • Ignoring the vaad bayit. Noisy work is allowed 8:00-17:00 weekdays with a 13:00-16:00 break, Fridays until 13:00, Saturdays fully off-limits. Breach = vaad fine and neighbours calling the police.

How long does a full renovation take?

About 2-3 months for an 80-100 m² flat without layout changes. With layout work and a designer — 3-5 months. Material lead times matter: tile, sanitary ware and the kitchen are ordered 3-6 weeks ahead and must be on the schedule.

Do I need to move out during the renovation?

For full and turnkey renovations — yes. There will be dust, noise and no water or power. For cosmetic you can often stay if the crew works room by room. Budget for temporary housing in total costs.

Who buys materials — me or the crew?

It must be spelled out in the quote. Option 1: you buy (cheaper but more hassle). Option 2: the crew buys with 10-15% markup (convenient, more expensive). Option 3: split — finishing materials by you, consumables by them. Never agree to "we will buy it all and settle later".

Do I need vaad or municipality permits?

Internal finishing — no. Moving walls, combining rooms, facade changes, non-standard windows — yes, you need a municipality permit (heter bniya). Removing a load-bearing wall is very hard and requires a structural engineer.

What warranty applies?

Under Israeli "Chok HaMecher" law: at least 1 year on all work, 3 years on tile and finishes, 4 years on plumbing and electrics, 7 years on hidden defects. Your contract should spell these out explicitly.

What are "osek patur" and "osek murshe" — why it matters?

"Osek patur" — small contractor without VAT, turnover up to ~₪120,000/year, no tax invoice. "Osek murshe" — VAT-registered, issues invoices, fully sueable. For renovation above ₪50,000 pick only "osek murshe".

Can I finance a renovation?

Yes. Major Israeli banks (Leumi, Hapoalim, Discount) offer renovation top-ups on mortgage (halvaa le-shiputzim) at ~5-7% APR for 5-15 years. Some contractors accept payment providers (Tarshish, Max) — 6-12 instalments at 0%.

What if the crew abandons the job?
