Apartment renovation in Kfar Saba: cosmetic, full, turnkey — 2026 prices

Planning an apartment renovation in Kfar Saba? KABLAY lets you compare crew and contractor profiles using available details, portfolios, reviews, and specific profile badges, then choose independently and agree terms directly.

A renovation in Israel is not just "repaint the walls". It is coordinating with the vaad bayit, working with concrete walls and hollow-core slab ceilings, replacing old aluminium wiring and cast-iron drainage, demolishing partitions and re-laying tile. For an 80-100 m² 3- to 4-room apartment a typical full renovation takes 2-4 months and costs ₪80,000 to ₪250,000 depending on scope, materials and layout changes.

KABLAY displays submitted profile information and review sources, but does not endorse a contractor or guarantee that a crew will finish, stay within budget, or deliver a particular quality.

Types of renovation

  • Cosmetic renovation — the lightest option. Repaint walls and ceilings, swap flooring (laminate, vinyl, carpet), refresh skirting, change doors, small plumbing fixes. No walls and no wiring touched. Timeline — 2-4 weeks, cost — ₪15,000-45,000 for an 80 m² apartment.
  • Full renovation — complete replacement of all systems and finishes. Wall chasing for new electrics, new plumbing and drainage, wall and ceiling leveling, new screed, bathroom and kitchen tiling, full repaint, all new doors and windows. Layout changes optional. Timeline — 2-3 months, cost — ₪80,000-150,000.
  • Complete / turnkey renovation (שיפוץ כללי) — full renovation plus layout changes. Demolishing and building walls, relocating kitchen and bathrooms, open-plan living-kitchen, new windows and front door, AC install, smart-home, designer finishes. Often with an interior designer. Timeline — 3-5 months, cost — ₪150,000-350,000 and up.
  • "Euro-style" renovation — popular term for renovation with premium materials and modern design. Essentially a complete renovation focused on European standards: level walls, concealed conduit, multi-level ceilings, underfloor heating, concealed AC, acoustic insulation. Typically 20-40% above standard complete renovation.
  • Kitchen-only renovation — a common scope. New kitchen units, tile backsplash, new countertop, plumbing, dedicated circuits for cooktop and oven, hood. Timeline — 1-3 weeks, cost — ₪18,000-60,000 excluding the units themselves.
  • Bathroom-only renovation — also a popular single-room job. Removing old tile, replacing pipes, waterproofing, new tile, new toilet, basin, shower enclosure or bath. Timeline — 2-4 weeks, cost — ₪15,000-40,000 per bathroom.

How to choose a crew

  • Review a portfolio of completed projects — not just pretty tile shots but full before-and-after sets for whole apartments. On KABLAY this lives on the contractor profile.
  • Read reviews and check the labelled source. An internal review may be linked to a platform task, while external reviews are shown separately. KABLAY moderates content but does not guarantee every statement is accurate. Focus on details, not only the score.
  • Require a written, itemized quote — broken down by work and materials. A handshake "all-in ₪100k" is a recipe for conflict. The quote should show what is in, what is out, who buys materials and which materials exactly (brand, SKU).
  • Check the contractor’s legal and tax status and authority for the specific work. "Osek patur" and "osek murshe" are primarily VAT regimes, not quality marks or a general renovation threshold. Where registered-contractor, licensing, or permit rules apply, use the official register and obtain professional advice.
  • Align payments with milestones — never pay 100% upfront. Standard split: 20-30% on material purchase and kickoff, another 30% after rough-in, final on hand-over. Do not agree to "pay now for a discount".
  • Lock in a deadline with a delay penalty. The contract should state the completion date, a daily penalty (typically ₪300-500/day) and hand-over rules (snag list acceptance).

Common mistakes clients make

  • Picking the cheapest crew. If a quote is 30-40% below market — either materials are not in, or the work will be rushed. Result: paying twice for fixes.
  • No written contract. "We go on trust" works until the first disagreement. Without a contract nothing is enforceable.
  • Buying materials "at the last minute". Tile, sanitary ware, doors and windows have 3-6 week lead times. The crew will sit idle at your cost.
  • Changing decisions midway. "Let us move that outlet" after chasing = double work, double cost. Lock all decisions before start.
  • Ignoring vaad bayit and noise rules. Permitted hours and restrictions depend on law, municipal rules, building rules, and the work type. Check them before starting and document access to common property.

FAQ

How long does a full renovation take?

About 2-3 months for an 80-100 m² flat without layout changes. With layout work and a designer — 3-5 months. Material lead times matter: tile, sanitary ware and the kitchen are ordered 3-6 weeks ahead and must be on the schedule.

Do I need to move out during the renovation?

For full and turnkey renovations — yes. There will be dust, noise and no water or power. For cosmetic you can often stay if the crew works room by room. Budget for temporary housing in total costs.

Who buys materials — me or the crew?

It must be spelled out in the quote. Option 1: you buy (cheaper but more hassle). Option 2: the crew buys with 10-15% markup (convenient, more expensive). Option 3: split — finishing materials by you, consumables by them. Never agree to "we will buy it all and settle later".

Do I need vaad or municipality permits?

It depends on scope, structure, facade, common property, and local rules. Before moving or removing walls, altering openings, facade, or systems, obtain a written view from the appropriate engineer or architect and check municipality and vaad requirements.

What warranty applies?

The contractor may provide written warranty terms covering duration, scope, exclusions, and correction process. Mandatory rights depend on the transaction and project; Sale (Apartments) Law periods should not be applied automatically to every private renovation. KABLAY provides no workmanship warranty.

What are "osek patur" and "osek murshe"?

They are tax statuses mainly concerning VAT and the documents issued. They do not determine quality or replace a contractor registration or trade-license check when required. Request a lawful payment document and verify current status.

Can I finance a renovation?

Availability, rate, and term depend on the lender, credit assessment, and current offer. Compare total credit cost and obtain written terms directly from a licensed financial provider.

What if the crew abandons the job?

Keep the contract, payments, photos, and messages, then send the contractor a written notice listing unfinished items and a response deadline. If needed, contact the competent authority or obtain legal advice. KABLAY may forward a message but does not prepare the claim or guarantee resolution.

KABLAY helps compare available profiles, portfolios, review sources, and reference prices. The client independently checks and contracts with the contractor; KABLAY does not choose the crew, supervise renovation, or guarantee price, timing, quality, or outcome.
